Home Insurance
It's What's Inside That Counts.
As a mutual insurer, BCM is owned by our policyholders, not shareholders. That means when we protect your home, we are protecting one of our owners. It is a different relationship, and you will feel it in every conversation with your advisor.
What's Covered
A home insurance policy protects more than your building. It is a safety net for your life inside it.
Dwelling Coverage
Covers the cost to repair or rebuild your home if damaged by fire, windstorm, hail, or lightning. Includes attached structures like your garage or deck.
Contents Coverage
Protects your belongings, including furniture, clothing, electronics, and appliances, whether the loss happens at home or away.
Personal Liability
If someone is injured on your property, or if you accidentally cause damage to someone else's property, liability coverage helps protect you.

Local Knowledge
Protecting Homes in the Niagara Region
Living in Niagara has its rewards, but it also comes with specific risks that your home insurance should account for.
Severe Weather
The Niagara Region experiences its share of windstorms, ice storms, and heavy snowfall. Roof damage and fallen trees are among the most common claims we see, and proper coverage ensures you are not left paying out of pocket.
Basement Flooding
Many homes in Welland, St. Catharines, and surrounding areas are susceptible to overland water and sewer backup, particularly during spring thaws. Sewer backup coverage is an important add-on to discuss with your advisor.
Older Homes
Niagara has many beautiful older homes, but aging electrical, plumbing, and heating systems can increase risk. Our Loss Prevention Team can help you identify potential issues before they become claims.
The Bigger Picture
Why home insurance is changing in 2026.
Home insurance premiums are rising across Canada in 2026, and they will rise no matter which insurer you choose. The reasons are the same across the industry.
Severe weather events are more frequent and more expensive than they were a decade ago. The reinsurance that every Canadian insurer buys to protect against catastrophic loss has climbed in cost. And the price to repair or rebuild a home has outpaced general inflation, driven by labour shortages and material costs.
BCM is not immune to those pressures. What changes inside a mutual is where your premium goes. Every dollar lands in the same pool that pays your neighbour's claim. Any surplus stays inside the company as reserves, is used to keep rates as stable as possible, or is invested back into the Niagara community. There is no shareholder taking a cut.
That structure means our incentives are aligned with yours. The fewer claims we pay out, the more stable your premium can be. Which is why we invest in helping you prevent losses before they happen.

Free Home Risk Assessments
Our in-house Loss Prevention Team provides complimentary risk management recommendations through home visits.
When you join BCM, a Loss Prevention Associate will conduct a free risk assessment at your property, identifying potential hazards and offering practical recommendations to help you avoid losses.
This is a service unique to BCM and part of what makes the mutual model different. We would rather help you prevent a claim than process one.
Frequently Asked
Home insurance questions, answered.
-
Why are home insurance premiums rising in 2026?
Premiums are climbing across the Canadian home insurance market for three reasons: severe weather events are more frequent and more expensive, the reinsurance that insurers buy to protect against catastrophic loss has gone up sharply, and the price to repair or rebuild a home has outpaced general inflation. BCM cannot fully shield policyholders from those pressures, but as a mutual we have no shareholders taking a cut, so every dollar of premium stays inside the system that pays your claims. Our loss prevention program is part of how we work to keep rates as stable as possible.
-
Does BCM home insurance cover basement flooding?
Basement flooding caused by sewer backup is covered when you add the Sewer Backup endorsement to your home policy. Flooding from overland water (a nearby river or lake overflowing, or heavy rainfall and rapid snowmelt running across the ground) is covered separately under an Overland Water endorsement. Standard home policies in Ontario do not include either of these as automatic coverage, so we recommend talking to your advisor about adding them, especially if your home has a finished basement or sits in a flood-prone part of the Niagara region.
-
What’s the difference between overland water and sewer backup coverage?
Sewer backup covers water that comes up into your home through drains, toilets, or sinks when the municipal sewer system is overwhelmed. Overland water covers water that enters your home from outside, typically from a nearby body of water overflowing or from heavy rain or rapid snowmelt running across the ground. Major flood events often involve both, which is why most Niagara-region homeowners carry both endorsements.
-
How can I lower my home insurance premium with BCM?
The biggest levers are: bundling your home and auto policies, choosing a higher deductible if you have the savings to cover it, installing eligible safety devices, maintaining a claims-free record, and booking a free Loss Prevention visit so we can identify risks before they become claims. Your advisor can walk through which discounts and safety device options apply to your specific home and policy.
-
Does BCM cover wildfire, hail, or ice storm damage?
Yes. A standard BCM home insurance policy covers damage from fire (including wildfire), hail, ice storms, windstorms, and falling objects such as trees. There are some exclusions and limits depending on your policy form and any endorsements you carry, so for specific situations the safest answer is to talk to your advisor.
-
Will BCM inspect my home before issuing a policy?
For most home policies BCM offers a free Loss Prevention visit after you become a policyholder, where one of our in-house associates visits your property to identify potential risks and recommend improvements. This is a service, not a pass-or-fail inspection. It is one of the ways the mutual model works in your favour: the better we help you protect your home, the more stable everyone’s premiums can stay.
